Dem NYC mayoral candidates have housing all wrong

 The Democratic primary candidates for mayor all agree: the city faces a housing cost crisis. Brad Lander says it requires declaring a “state of emergency.”

Andrew Cuomo fears losing the “soul of our city.” Scott Stringer insists “the housing system is broken.”  Unfortunately, the solutions which they — and especially Queens Assembly member Zohran Mamdani — offer will only make matters worse.

They’re ignoring the financial distress of private residential property owners, many operating at a loss, which could lead them simply to walk away from their buildings and bring New York back to the 1970s days of “the Bronx is burning.”

What’s more, they overlook the damage and high costs of their preferred solution:  still more subsidized, rent-regulated “affordable housing.”

By far the most potentially dangerous idea is the centerpiece of the Mamdani campaign:  a freeze on all rent-stabilized rents. 

A rent freeze would be a quick way to drive those struggling small landlords out of business altogether.  That’s what the city’s Rent Guidelines Board, which sets the rents for nearly a million rent-stabilized buildings, heard at its April 10 meeting. 

They were told by Mark Willis of the Furman Center on Real Estate at NYU that owners of rent-stabilized properties in The Bronx are, on average, losing a stunning  $120 per month on every apartment, such that 200,000 units, concentrated in that borough, are under “severe distress.”  

Their income has simply not kept up with rising costs — property taxes and utilities, whose prices are definitely not frozen. 

They’ve been hit hard, too, by the 2019 state Housing Stability and Tenant Protection Act, which limited any rent increases even for building improvements. Yet Mamdani asserts that “our government works for the landlords.”

Ann Korchak, who heads the Small Property Owners of New York, disagrees. “The costs of everything are rising. We’re not in a vacuum. A freeze would crush us. You’d see foreclosures and abandonment.”

A squeeze on operating income also decreases the value of a building, and makes banks unwilling to make loans for repairs. 

It’s a vicious downward spiral — that’s already left rent-stabilized buildings in bad shape.

In its 2023 New York Housing and Vacancy Survey, the Census Bureau found that rent-regulated buildings had higher rates of rodents, leaks, mold, and heating breakdowns than market-rate units.

These are the real housing emergencies.  

Eric Adams has at least acknowledged the tension between tenants’ costs and building maintenance. 

He’s defended a potential 1.75 to 4.75% rent increase approved by the RGB as “protecting the quality of rent stabilized homes as costs continue to rise without overburdening tenants with unreasonable rent increases.”

Instead, Democratic Socialist Mamdani proposes to “unleash the public sector” and build 200,000 new units of public housing — despite the fact that NYCHA has struggled to maintain its existing 177 properties and faces a multi-billion-dollar repair backlog.

Nationwide, public housing authorities, including NYCHA, are turning to the private sector to renovate and manage their buildings, not returning to Mamdani’s Stalinist housing socialism.

The debt financing he’d use would drain city funds from schools, parks, and police.

Even less extreme Democrat proposals threaten to perpetuate housing problems.

Cuomo, Lander, and Stringer all advocate building hundreds of thousands of costly new “affordable” units, which, in exchange for property tax abatements, will be rent-stabilized.

As those units age, they’ll face the same revenue problems as older buildings in The Bronx.  And they’ll distort the city’s housing market in a way that locks out talented newcomers the city needs.

The proposed units are also costly, at least $500,000 a piece.

Per Census data, turnover in rent-regulated units is half that of market-rate units, one of the reasons the city’s overall turnover is 46% lower than the national average.

That helps explain why the city’s vacancy rate is so low and young adults must double and triple up in small apartments while  Boomers age in place with empty bedrooms. 

Then there’s “inclusionary zoning” — a centerpiece of Council Speaker Adrienne Adams’ housing policy. It actually drives up rents.

Requiring that 20% of units be “affordable” means that rents must be higher for the market-rate units for construction to make financial sense.

Smart Democrats are backing what’s been dubbed the “abundance” agenda, which emphasizes the importance of building, not just redistribution. They should realize we need to encourage the construction of any and all housing.

More supply will bring down the price of new housing and old, and help to meet demand. That would actually solve the housing crisis.

ABC News correspondent goes on wild screed against top Trump adviser Stephen Miller

 ABC News’ senior national correspondent Terry Moran went off on a late-night screed against top White House adviser Stephen Miller along with President on social media — drawing scathing backlash from the Trump administration.

Moran, who landed an interview with the president in April, blasted Miller, the White House deputy chief of staff for policy, as a man “richly endowed with the capacity for hatred.”

“The thing about Stephen Miller is not that he is the brains behind Trumpism. Yes, he is one of the people who conceptualizes the impulses of the Trumpist movement and translates them into policy. But that’s not what’s interesting about Miller,” Miller argued on X early Sunday.

“It’s not brains. It’s bile. Miller is a man who is richly endowed with the capacity for hatred. He’s a world-class hater,” the ABC News reporter added. “You can see this just by looking at him because you can see that his hatreds are his spiritual nourishment. He eats his hate.”

“Trump is a world-class hater. But his hatred only a means to an end, and that end his his own glorification. That’s his spiritual nourishment.”

Moran later deleted his posts, but not before they were screen-shotted and spread across X like wildfire.

“An ABC journalist [Terry Moran] posted this absolutely vile smear of Stephen Miller. It’s dripping with hatred. Remember that every time you watch ABC’s coverage of the Trump administration,” Vice President JD Vance posted on X.

Moran’s tirade against Miller came as tensions boiled over in Los Angeles, where hundreds of protesters attempted to derail Border Patrol apprehensions near Paramount, California.

Trump deployed 2,000 National Guard troops against riots that had spread further around Los Angeles. During this time, Miller publicly ripped the riots as an “insurrection.”

“We will take back America,” Miller vowed in another X post.

Miller, who previously did comms for former Sen. Jeff Sessions (R-Ala.), is widely seen as an immigration hardliner and one of the driving forces behind the Trump administration’s crackdown on illegal immigration. Miller’s portfolio goes beyond immigration.

The White House adviser also helped oversee a slew of Trump’s top policy objectives and has publicly emerged as one of the top champions of the One Big Beautiful Bill Act.

White House press secretary Karoline Leavitt blasted Moran’s broadside against Miller.

“Last night, in a since deleted post, so-called ‘journalist’ @TerryMoran went on a rampage against Stephen Miller and called President Trump ‘a world class hater.’ This is unhinged and unacceptable,” she wrote on X.

“We have reached out to @ABC to inquire about how they plan to hold Terry accountable.”

Moran is Washington, DC-based and has covered the White House, Supreme Court and presidential campaigns for ABC News.

The ABC news correspondent hasn’t been shy about weighing in on some of the politically dicey subjects he covers. Last November, Moran explained that he predicted Trump would win in 2016 and 2024.

“The way to understand Trump (as I said on ABC Election Night 2016) is to see him not as a Republican or Democrat, not as a conservative or liberal, but as a Nationalist,” he posted on X last November.

“And, like many nationalist leaders, he is a man with an authoritarian cast of mind and a personality to match,” he added, noting that he was “not endorsing any political point of view.”

In April, Moran notched a highly coveted interview with Trump for his 100 days in office milestone. The two had sparred over Kilmar Abrego Garcia’s deportation to El Salvador and alleged ties to MS-13.

In December, ABC paid $15 million to settle a defamation lawsuit President Trump brought against the news network over George Stephanopoulos’ use of the word “rape” to describe the civil sexual abuse judgement against Trump in a case brought by E. Jean Carroll.

Trump has denied wrongdoing in that case.

Dems incite insurrection over lawful ICE raids

 The party that loves to claim to stand “the rule of law” proved themselves liars yet again.

In response to Immigration and Customs Enforcement enforcing our nation’s rules with raids in Southern California, Los Angeles Mayor Karen Bass encouraged insurrection.

“As Mayor of a proud city of immigrants, who contribute to our city in so many ways, I am deeply angered by what has taken place,” she said. “These tactics sow terror in our communities and disrupt basic principles of safety in our city. My Office is in close coordination with immigrant rights community organizations. We will not stand for this.”

With that incitement, the mob took to the streets, threw rocks at ICE agents and lit fires. 

Just as with the “peaceful protests” of the George Floyd riots, officials were slow to respond — it took the LAPD two hours to mobilize.

That’s because the Democratic leadership of Los Angeles didn’t want the assault to stop.

More than that: Democrats don’t want our immigration laws to exist.

They don’t want our border to exist.

It doesn’t matter that this philosophy was soundly rejected in the last election. They will continue to act like these laws don’t and shouldn’t apply to them. 

From Newark to New York, Chicago to Los Angeles, Democrats are preaching anarchy, pretending like ICE agents don’t have the right to arrest people who are here illegally. 

For four years, President Biden broke the law. He introduced various amnesties and apps, with no permission from Congress, to usher in 10 million illegal immigrants. 

Now Democrats are shocked, shocked, that President Trump is reversing this unlawful decision.  

Remember that the next time Democrats lecture about ignoring judges and the Constitution. They only believe the laws they want to.

UK Makes Solar Panels Mandatory On Most New Homes

The “vast majority” of new homes in England will soon be fitted with solar panels as standard, UK energy secretary Ed Miliband has confirmed.

Developers warned of added costs and bureaucratic hurdles.

The announcement, part of the forthcoming Future Homes Standard set for release this autumn, aimed to slash household energy bills and nudge the UK closer to its net-zero ambitions.

Miliband, speaking to the BBC on June 6, called the plan “just common sense,” claiming solar panels could save homeowners around £530 (€629) annually, based on current energy price caps

The British Government’s proposal mandated solar panels on almost all new builds, with “rare exceptions” for homes shaded by trees or otherwise impractical for solar generation.

Unlike the previous Conservative Party government plan, which required panels to cover 40 per cent of a building’s ground area or none at all, the ruling Labour Party’s approach insisted on at least some solar coverage, even if the 40 per cent target was not met.

Miliband insisted this flexibility would ensure near-universal adoption without letting developers off the hook.

According to the Home Builders Federation, which indicated support for solar integration, “burdensome” paperwork could slow down the government’s ambitious target of 1.5 million new homes by 2029.

Neil Jefferson, head of the Home Builders Federation, told the BBC that an estimated two in five new homes had solar panels and that the industry was “getting increasingly used to incorporating solar panels within the building of new homes”.

The government just needs to take care to make sure that it does not prescribe and mandate to much on rooftops.

“If every single home needs to be applied for on an exemption basis that will slow up the delivery of desperately-needed new homes, that administration will be burdensome,” he said.

Solar Energy UK’s CEO Chris Hewett said there was a need for more trained installers to meet demand, a point echoed by industry voices calling for investment in skills to sustain this “rooftop revolution”.

Meanwhile, the government’s own figures suggested solar power, while growing from 42 per cent since 2024 and 160 per cent over the past decade, remained a minor player, trailing gas, wind and nuclear in the UK’s energy mix.

Developers estimated solar installations could add £3,000 (€3,560) to £4,000 (€4,750) to construction costs per building.

Miliband dismissed concerns that these would be passed onto buyers, claiming house prices would not rise.

The policy dovetailed with Labour’s broader green agenda, including relaxed planning rules for heat pumps and a £13.2 billion (€15.68 billion) insulation scheme.

The Climate Change Committee insisted near-total decarbonisation of housing was essential for the 2050 net-zero target, a goal Labour inherited from the Conservatives who appeared to have turned against it.

Conservative leader Kemi Badenoch said it was “impossible” without tanking living standards, while Reform UK wanted it scrapped entirely, citing higher energy bills.

Supporters, including Liberal Democrat MP Max Wilkinson, hailed the move as a win for both wallets and the planet.

Industry figures including Octopus Energy’s Nigel Banks claimed smart tech and storage could slash energy costs by up to 90 per cent for some households.

Bank Connected To Left Wing Billionaire Loans To Illegal Immigrants To Fight "Systemic Racism"

 A bank connected to leftwing billionaire Tom Steyer is giving loans to illegal immigrants using a financial loophole—claiming it’s a way to fight “systemic racism", according to the Daily Wire.

Beneficial State Bank, based in Oakland, California, offers loans to immigrants without legal status by using Individual Taxpayer Identification Numbers (ITINs) instead of Social Security numbers.

The bank says this is part of its mission to promote fairness. “Beneficial State Bank is committed to addressing financial inequalities that disproportionately affect communities of color, a result of centuries of systemic racism,” the bank said in its 2022 impact report.

“A key initiative is lending to immigrant customers who may not have Social Security numbers but possess Individual Taxpayer Identification Numbers.” In 2022, it issued $25 million in auto loans to 707 ITIN borrowers

The Daily Wire writes that in 2023, the bank continued to push this strategy. “Because many financial institutions require social security numbers, people without them, such as recent immigrants to the United States, can face barriers to qualifying for the loan they need to purchase a car,” the report reads.

“The bank lends to customers with Individual Taxpayer Identification Numbers, providing critical access to credit and expanding financial inclusion.” About 10% of its 16,000 auto loans are made this way.

The bank started by offering loans to undocumented immigrants through furniture stores, according to the Global Alliance for Banking on Values. It also lends to people with California AB 60 driver’s licenses, which are available to those who “are unable to provide proof of legal residence in the United States.”

Beneficial State Bank did not respond to questions about this. But it’s not the only bank making ITIN loans. Prysma Lending has issued over a billion dollars in these loans and hosted talks to help immigrants avoid deportation by using a “credible fear” interview.

This ITIN loan tactic also supports developments like Colony Ridge in Texas, which has been linked to illegal immigrants, including criminals.

Leaked emails from a Texas land developer show there’s a whole lending industry targeting illegal immigrants. One developer admitted, “we will not be able to sell our developments if each of our buyers have to have [social security numbers].”
